Each published case is one file, one thesis, and a small set of numbers.
What belongs on the page
- Thesis - one sentence: why this asset, in this submarket, at this basis.
- Market - jobs, permits, inventory, rent comps. Local, not national.
- Numbers - basis, going-in cap or yield, hold, leverage, exit assumption.
- Break - the assumption that would have killed the deal, and whether it did.
- Again - what I would repeat, and what I would not.
Addresses can be generalized (MSA + product type) when a counterpart, lender, or resident should not be identifiable.
